No. There's no catch - we do not take a percentage of your rent. Guests are willing to pay a premium to rent the spaces for a shorter period of time, and we simply collect any residual amounts over your requested rent.

It’s simple—we run a business that generates revenue, and your rent is simply our operating cost. Not only will our business sign the lease, but we’ll also personally guarantee the rent. Your partnership matters to us deeply, as it’s essential to our success, and we aim to be the last tenants you’ll ever need.

Our working and traveling guests may stay anywhere from 2 nights to several months, depending on their reason for travel. Many are remote workers or contractors that require 2-3 month stays.

Security is of the utmost importance. With your permission, we install wi-fi enabled security cameras on the exterior of the building to ensure the guests are not accompanied by any extra people.

Many of the platforms we use perform background checks and ID verification. We are then provided with this information from each inquiry we receive and personally accept or decline visitors. In addition, we ask guests the reason for their travel and take it into consideration when approving their stay. It is in our best interest to ensure both a safe and professional experience for everyone involved since our company’s reputation is at stake.

We market our locations on numerous travel booking sites including Furnished Finder, Booking, Airbnb, Travel Nurse Housing, Corporate Housing, and more. These are simply Online Travel Agency platforms and are used as a medium between us and our guests.We market units to corporate travelers, traveling nurses, leisure tourists, and people traveling for business and work on several different marketing channels - all using our secure screening methods.
How do you ensure that there are no parties? What if a party occurs?

Let's be perfectly clear - we do everything in our power to avoid any sort of parties or events at our units and strive to keep everything at the property immaculate. It is in our company's best interest to keep our rentals in perfect, show-ready, shape. If they are not, we experience downtime and lost revenue. In addition, this hurts our reputation on the platforms we use and we lose out on quality stays.To avoid this, we monitor the properties with noise detectors. If noise passes above a certain decibel level, our team is alerted and we will dispatch members to the building and ask guest(s) to leave. We certainly don’t expect this to happen, however, if any maintenance or damage occurs it will be taken care of by us.

We insure the property with liability insurance along with an additional $1 million short-term rental platform coverage. Unlike traditional tenants, our coverage offers an extra layer of protection for your property.

While we are considering investments, we currently offer this model to other landlords as a mutually beneficial arrangement. By maximizing the potential of existing properties, we aim to create a win-win situation for both parties without unnecessary market competition.
